What initial costs are due when applying or moving in?

• Application Fee: $59 per applicant.

• Security Deposit: $1,000 - up to 1x the monthly rent based on unit selection and qualifying criteria. 

• Pet Deposit: $100/Pet (We charge a pet deposit of $100 per pet).

What are the required monthly fixed costs besides rent?

In addition to your monthly base rent amount, the following required recurring monthly utilities and services are added to your ledger or billed directly:

• Base Rent: Your monthly base rent amount.

• Pet Rent: $50/cat/mo or $50/dog/mo (If applicable; Maximum 2 pets).

• Parking: Rates start at $125/month.

  • Single Reserved EV Parking: $175/month
  • Tandem Reserved Parking: $200/month
  • Tandem Reserved EV Parking: $250/month

• Storage: Starting at $200/mo (If applicable).

• Cable: Based on usage (Resident pays directly to provider).

• Internet: Based on usage (Resident pays directly to provider).

• Phone: Based on usage (Resident pays directly to provider).

• Electricity: Based on usage (Billed by 3rd party, includes service fee).

• Gas: Based on usage (Billed by 3rd party, includes service fee).

• Water: Based on usage (Billed by 3rd party, includes service fee).

• Trash: Based on usage (Billed by 3rd party, includes service fee).

• Sewer: Based on usage (Billed by 3rd party, includes service fee).

• Rent Reporting - 1 Person (Homebody Charges): $8.95.

What optional fees or situational charges might apply?

Depending on your personal choices, amenity use, or specific replacement needs, the following optional fees may apply to your account:

• Replacement Gate or Garage Remote: $300 each (Per requested replacement).

• Replacement Key: $25 each (Per requested replacement).

• Replacement Fob or Access Card: $100 each (Per requested replacement).

• Clubhouse Rental: Starting at $500 (Contact leasing office for details).

What are the avoidable costs or penalty fees to be aware of?

To ensure a smooth tenancy and avoid unnecessary charges on your ledger, please keep these situational costs in mind:

• Lease Termination Fee: 2x the monthly rent.

• Failure to Change Utilities to Resident's Name: The cost of utilities used by resident which were paid for by landlord.

• Late Rent Payment Fee: Starting $34.50 based on Rent %.

• NSF/Dishonored Payment Fee: $25 each occurrence.

Pets are residents, too! We allow up to two furry friends per home.

We do charge a pet deposit of $100 per pet and a pet rent of $50/pet/month.  

We allow a maximum of 2 pets per home. 

No! Big or small, we welcome most dogs. Breed restrictions do apply - see the next question for more information.

We welcome most breeds of dogs. However, because certain dogs do not thrive in a community environment, we cannot accommodate the following breeds, dogs resembling these breeds, or mixes of these breeds: Akita, American Staffordshire Terrier, Bull Terrier, Chow, Doberman, German Shepherd, Husky, Pit Bull, Presa Canario, Rottweiler, Belgian Malinois, and Wolf Hybrid.

Please note that additional charges may apply for parking upgrades and/or additional vehicles.

We offer select lease terms between 10 months and up to 24 months. Price range is based on lease length and specific move-in date.

Liability coverage is required to live at our community, and we have options for you.

If a new roommate moves in, they must fill out an application and qualify.

Security deposits are collected at the time of application and are fully refundable within 72 hours of payment. After that period, the deposit converts to a non-refundable holding fee if the application is canceled.

Once you move in, the deposit remains with the property until move-out. At that time, it will be applied to any outstanding charges, and any remaining balance will be refunded within four weeks.

If you are active military and receive PCS or deployment orders, we'll be glad to release you from your lease. All we need is proper written notice and supporting documentation in accordance with the Servicemembers Civil Relief Act (and, if applicable, its state law counterpart).

​If a roommate moves out, the remaining leaseholder will need to re-qualify.

We do not allow subletting or short-term renting of apartments. This includes, without limitation, rentals arranged on third-party sites such as Airbnb.com, VRBO.com, or other similar sites.

​To ensure complete transparency regarding your application, here is a breakdown of our refund terms and processing conditions:

• 72-Hour Cancellation Window: The application must be canceled within 72 business hours of application approval to qualify for a refund.

• Administrative Fee & Deposit: The administrative fee (where applicable) and deposit will be refunded in full (100%).

• Application Fee: The application fee is non-refundable, as this covers hard costs for services that have already been completed, including the credit and background checks.

• Processing Timeframe: Please allow up to 3–4 weeks from the date of cancellation for eligible refunds to be processed.
